How to Rent a Home from Jevons Property Management: Tour, Apply, Move In

Here is how renting a home from Jevons Property Management works, step by step, from finding a home to moving in. Take the steps in order, and you will know what to expect at each one.

General information, not legal advice.

Step 1: Find a home on our website

Our homes for rent are listed at jevonsproperties.com/availability. Open a listing to see the rent, deposit, photos and details for that home. The Schedule Showing and Apply Now buttons are on the same page.

Each listing is for one home, so check the city and the available date before you go further.

Apply only at jevonsproperties.com. If someone offers one of our homes and asks you to apply or pay anywhere else, read How to Spot a Rental Scam before you do anything.

Step 2: Read the written screening criteria

Every listing includes our written screening criteria. Read them before you apply, so you know what we look at. Reading them first can save you an application fee on a home that is not a good fit.

Washington requires landlords to give applicants written notice of the screening criteria and the type of information obtained before getting screening information, and screening fees may not exceed the actual cost (RCW 59.18.257).

We accept all lawful sources of income, including housing vouchers. Source-of-income discrimination is prohibited (RCW 59.18.255). Assistance animals are not pets, and they never pay pet fees.

Step 3: Book a self-guided showing online

Showings are self-guided and booked online. On the listing page, use the Schedule Showing button: it sends a short form (your move-in date), and Lisa, our leasing assistant, then emails you a showing invitation where you choose your time. Self-guided means you tour the home on your own, at the time you booked. Nobody from our office attends.

Plan ahead. You cannot book a showing for today, so the soonest time is the earliest one on Lisa's invitation. A home cannot be toured without a booked time.

Step 4: Apply online

When you are ready, apply on the home's listing page at jevonsproperties.com. Applicants are 18 or older, and the application fee is $69 per adult applicant. If two adults are applying, the fee is $69 for each of them.

Screening checks credit, income, rental history and references against the written criteria on the listing. Have your income details and past landlord contacts ready to save time.

Step 5: Sign the lease and move in

Leases are 12 months. Move-in covers lease signing, deposit collection, utility setup and a photo-documented condition report.

  • A deposit may be collected only with a written rental agreement and a written move-in condition checklist, signed and dated by landlord and tenant, with a copy to the tenant (RCW 59.18.260).
  • Deposits are held in a trust account at a financial institution or licensed escrow in Washington, and the tenant is told in writing where (RCW 59.18.270).

Read the whole lease before you sign, and ask about anything that is not clear. Keep your copy of the checklist and the photos. They matter again when you move out.
